EPC price changes for landlords and homeowners - By The EPC Guy | Bradford | UK

As a valued partner, we want to inform you about an important development that will impact our Energy Performance Certificate (EPC) services. After many years of maintaining stable pricing, we regret to inform you that due to significant changes introduced with the upcoming RDSAP 10 update, which will be released on 15th June 2025, adjustments to our pricing will be necessary.

The introduction of RDSAP 10 will require additional time and resources to carry out EPC assessments, especially for larger properties. As a result, EPC assessors across the industry, including ourselves, will be implementing price increases. These changes will reflect the additional time and effort required to meet the new standards and ensure accurate assessments.

At this stage, we anticipate a price increase ranging from £10 to £30, depending on the type and size of the property. The minimum increase for standard EPCs will be from £49 to £60. Please note, the final pricing will be determined once we begin conducting assessments under the new RDSAP 10 guidelines, allowing us to ensure the most accurate adjustment based on the additional measures.

We understand that pricing changes may raise concerns, and we want to assure you that we are committed to transparency and fairness. Should you have any questions or concerns regarding these price adjustments, please do not hesitate to reach out. We are more than happy to discuss any potential adjustments or work with you to find solutions that best suit your needs.

To provide further context on these changes, we encourage you to read the following press release from our accreditation body, Elmhurst Energy, which provides a comprehensive overview of the RDSAP 10 update:

What’s changing?

'With the release of RdSAP 10 on the 15th June, assessors will need to collect more detailed information during on-site visits. This includes measuring all windows, identifying different types of ventilation, and noting wall types and constructions, among other details.

To collect the additional data required by RdSAP 10, assessors will need to spend more time at your property. This reflects the increased detail and rigour of the new methodology, which enhances the quality and reliability of each EPC. As a result, you will likely notice a change in the cost of your EPC; this supports the delivery of a more comprehensive assessment and ensures that assessors are fairly compensated for the professional service they provide.'
