About Energy Performance Certificates (EPCs)
Your EPC Common Questions Answered
What is an Energy Performance Certificate or EPC?
An Energy Performance Certificate (EPC) shows a representation of the energy efficiency levels and CO2 emissions of a building. The rating goes from A to G with A being very efficient and G being the least efficient. An EPC certificate also outlines energy saving measures and recommendations for improving the EPC rating.

How long is an Energy Performance Certificate valid for?
According to current legislation, an EPC is valid for 10 years from the date of issue.

How do I book an EPC in Bradford?
You can book your EPC in Bradford directly with The EPC Guy by calling us on 07701 033645 or by using our EPC booking form.

Which areas do you cover?
We offer EPC services across Bradford, Bingley, Halifax, Shipley, Wilsden, Denholme, Pudsey, Cleckheaton & Keighley.

What is the average cost of an EPC in Bradford?
EPC prices can vary between regions. The average cost of an EPC in Bradford ranges from £60 to £100 depending on the size and type of property. A larger property with extensions will cost a lot more than an average 3 bedroom semi-detached house. Beware of companies that advertise misleading 'From' prices. Normally, these are misleading hooks and the final cost of your EPC may end up being a lot higher than the market average.

Are domestic EPCs mandatory for homeowners and landlords?
A domestic Energy Performance Certificate is required by law when a building is sold, rented out or constructed. If you are a homeowner who is not looking to sell your property, an EPC is not mandatory but very useful to assist you in determining the energy efficiency of your property. If on the other hand you are looking to sell your property, a valid EPC is a requirement.
The current legislation requires that all landlords must ensure their tenanted properties have a minimum EPC rating of an E.

Are any buildings exempt from requiring an EPC?
There are some buildings which are exempt from requiring an EPC, including:
1. Buildings used as places of worship or for religious activities
2. Temporary buildings
3. Buildings that are due to be demolished (certain stipulations apply)
4. Buildings and monuments officially protected as part of a designated environment or because of their special architectural or historic merit

How long does it take to get an EPC in Bradford from start to finish and does the inspection itself take a long time?
We aim to provide an Energy Performance Certificate in Bradford within 1 hour of conducting a site inspection at your property. We will send a link to the government website where all EPCs are uploaded. This can only be done by a qualified, registered EPC assessor.
The typical time taken to carry out an inspection in an average property is between 40 minutes to 1 hour. This may sometimes take longer depending upon the complexity of the building.

Do your energy assessors have criminal background checks (DBS)?
All our domestic energy assessors are required to perform DBS checks and pass them prior to joining us.

Are the energy inspections conducted by qualified staff?
All EPCs are carried out by Elmhurst and Quidos accredited Domestic Energy Assessors (DEA) who hold Public Liability Insurance (PLI) and are registered with TrustMark (A government endorsed scheme that offers homeowners reassurance and protection from rogue traders).

What will the inspection entail?
During the visit, the energy assessor will need to access all the rooms, the boiler and the loft (if there is safe access). They will have to take photographs of items, such as heaters and meters and may take photographs of any unusual features in the building. Care will be taken to ensure personal items are not present within the photos taken.
