REQUIRE AN EPC IN BRADFORD, HALIFAX OR LEEDS?
Brief Information For Property Owners, Landlords & Estate Agents
Are you selling or letting out your house in Bradford in the near future? All residentials properties within the UK that are available to buy or rent must have an Energy Performance Certificate, EPC or EPC certificate as it is often referred to as. The purpose of these EPCs are to determine the energy efficiency of the property and to inform potential future owners or tenants how much it will cost to light and heat the property.
EPCs can also act as a beneficial guide for existing homeowners. An EPC will help you determine how energy efficient your home is and offers recommendations on how making certain changes will help you save money on your gas and electricity bills.
New regulations were bought in April 2018 called the Minimum Energy Efficiency Standards (MEES) which all landlords and sellers are legally obligated to meet. The Minimum Energy Efficiency Standards requires all sales, new tenancies and renewals of properties to secure an EPC rating of E or above. If the EPC assessment or rating falls below an E, the property seller or landlord must make energy efficiency improvements to the property or face prosecution and/or fines of up to £5000. The MEES requirements are expected to become even tighter from April 2020 with new regulations coming into force. Want to read further? Before I request an EPC assessment for my house, what is the easiest way to ensure that it does get a minimum energy rating of 'E' ? This is a common question we get asked. There are many ways to improve the energy efficiency rating of your property and it all depends on many factors including the wall construction and age of your property. For example, a terraced property in Bradford was commonly built using Sandstone with an average build year of 1900-1920. Cavity wall construction is also very common in Bradford while solid brick is often found in Leeds properties. The type of brick work is usually determined using the age and thickness of the wall.
For a typical 3 bedroom house, the best possible ways to improve the EPC rating is to install a modern condensing type boiler and get loft insulation installed. Installing LED bulbs, radiator TRVs and room thermostats can also have a beneficial impact although the impact is only by a few points.
Don't know what an EPC is? An Energy Performance Certificate is often referred to as a house energy certificate, EPC survey, domestic EPC, residential EPC, energy performance survey or a landlord certificate. All these terms are used in the industry and refer to the same thing.
